The rules for obtaining an ikamet, or residence permit, in Turkey are governed by Turkish Law No. 6458, ‘On Foreigners and International Protection.’ There are six types of residence permits available:
The investor residence permit, a type of short-term residence permit, is the most popular and easiest option to acquire in Turkey.
Previously, foreigners could secure a short-term residence permit by renting real estate. However, since December 2022, the issuance of ‘tourist’ ikamets has been unofficially halted. In 2023, most foreigners residing in Turkey with permits based on real estate leases faced denials for extensions or initial applications.
Important: This unofficial restriction does not apply to property owners, as long as the property and transaction terms meet the eligibility criteria for obtaining a residence permit.
Obtaining a Turkish Residence Permit Through Property Ownership: A Simple Process
The process of securing a Turkish residence permit based on property ownership is straightforward and accessible. As of October 16, 2023, foreign nationals who purchase real estate with a cadastral value of $200,000 or more (converted to Turkish lira at the current exchange rate) in eligible areas are eligible for an initial residence permit.

This card will either be delivered directly to the registered address in Turkey or sent to the nearest post office.
